How should the property be prepared prior to being photographed?

Do you upload to the MLS?
“No, once all photos are completed being edited & re touched and reviewed all finial images will be uploaded to a personal gallery from where you are able to view and download all images from your Photoshoot . This service is offered free of charge.
What do you charge for your photography services?
“We offer several packages and options beginning at $80.00 for every New Realator that books for the first time with Royl Photography. Aerial photography, still motion video tours, and among our offerings. A full menu of services and prices are available here.”
How do I schedule an appointment?
“Appointments can be requested by our online scheduling form or by texting/calling (979)571-1000 during normal business hours Monday through Friday, 8:00 am to 9:00 pm & on weekends as well. We recommend at least one to two days advance. How ever we will do our best to accommodate same day appointment”
How long does a full photo shoot take?
“A average photo shoot averages between 30 and 45 minutes but it it may take longer depending on size, readiness, and any additional services needed/requested”
Do you charge a travel fee?
We cover all of Bryan & College Station an a majority of the surrounding areas; however, a drive time fee may be applicable to locations that are not typically covered.
College Station, TX = $15.00 Fee
Bryan, TX = $25.00 Fee
Houston, TX = $30.00 Fee
(Conroe, Tomball, Cypress, The Woodlands, Katy)
Austin, TX = $45.00 Fee
(Georgetown, Round Rock, Austin)
Other locations $0.99 per mile round trip (near by small cities and towns)
When will I received the photos?
For Residential clients, photos will be ready within 12 Hours after the Photoshoot once payment has been Received paid in Full. We will send you a link via email to directly access your personal Gallery. The link includes ALL FINIAL high-resolution photos for your brochures and marketing material, as well as the correct size for MLS, email, and web.
Commercial clients will receive photos within 12-24Hours after payment receipt of selection has been received paid in full.
As a reminder, we are OPEN on the weekends & all Blackout Holidays by Appointment only therefore, photos taken on Sunday will be ready on Monday.
Why is the direction the front of the property faces important?
We want to capture the front exterior when the sun is shining on the front of the property. Below is the best time of day to photograph based on the direction the front faces:
East – Morning
West – Afternoon
South – All day
North – Does not get direct sunlight. Unfortunately, on sunny days the front will shadow itself. A dusk shoot or overcast day is ideal for north-facing properties.
How many pictures should be taken?
It depends on the property being photographed. There are many factors that will determine the selection. The photographer will be sure to provide all angles taken, so you can be sure to pick the right angle when choosing which images to upload. However depending on the size of the property, you can expect somewhere between 30-50 (the maximum allowed by Matrix). Smaller properties (apartment, townhome) will more than likely be at or under 40.
What If the weather is bad?
We can reschedule the shoot to the next available date at no charge. If you prefer to keep the appointment, we can photograph the interiors of the home; we will then reschedule the exteriors, for a $90 return shoot fee.
What if I need to cancel?
There is no cancellation fee if you notify us the 24 hours before the booked time of the Photoshoot. For same day cancellations/No Shows of any booked shoots, there is a $90 fee.
Do you have Supra access?
Yes, but we need a 7 digit Call Before Showing code (not the same as your 4 digit access code) in order to unlock the Supra box. You can obtain the 7 digit CBS code by calling HAR member services (713-629-1900) and providing them the Supra serial number.
Can Royl Photography upload my photos to the MLS for me?
Yes. If the listing is inactive or incomplete, we will need your username and password to upload the photos. And a active HTML Link to access the the page Inorder to uploade images to listing.
Can you edit the photos same day? I have a tight deadline?
It depends on the how fast are team can edit and retouch all finial images. If Royl Photography has been notefied with enough noticed in advance, then it is possible although never guaranteed to receive all the images sooner then 12 hours after the shoot.
Can you photoshop furniture out of a room?
Our editors are magicians, but there are limitations to what they can do. Depending on the angle of the room, it may be possible to remove a piece of furniture. Here is a list of things most commonly photoshopped. If if additional retouching is required additional changes will apply
What if I am not a Realtor, but I am planning on Selling my property. Can I still use Royl Photography to take photos of my property?
YES! Royl Photography works with everyone. If you are planning to list your property as For Sale By Owner, you can still book an appointment for us to come out and photograph your property.
Can I still receive reduced rates on my Photoshoot if I am selling my property as For Sale By Owner?
Yes, if the client is booking more than 1 property to be photographed at the entail time of booking the 1st property.
Does Royl Photography offer any kind of rewards to the clients we constantly work with?
Yes! When you refer another agent to us and they book an appointment, not only do you get a 5% off to go toward your next upcoming shoot, but the agent that you have referred will also receive 5% off on there 2nd listing as well, when they agree to use Royl Photography exclusively.
Does Royl Photography offer Staging
Royl Photography does not stage houses, but if client requests for property to be staged prior to pictures we do have a list of approved vendors that we can refer you to. If you are interested in having images virtually staged instead We do that as well. For more information please call for pricing
